Restaurant Mold Removal : Remediation
Case Study
Situation
Our company was brought into the project after two other consultants
and one contractor looked at the building. We were able to streamline
the costs including the additional problems that were identified.
The building was two and a half years old with a major outbreak of
mold growth in the dining areas. We needed to work expeditiously
as this restaurant was averaging receipts of $60,000 per day.
Analysis
This 10,000 square foot building had multiple problems ranging from
poor construction to poor maintenance. The following is a list of
problems with the structure and operational procedures; an asterisk
will identify the additional areas we found:
* Roof flashing (by new addition)
* Lighting on corners of building (indoor fixtures)
* Neon lighting penetrations
* High relative humidity
* Ductwork leaks (not sealed)
* Building 4 inches beyond slab (on back side)
* No maintenance schedule for filter changes or kitchen |

Solution
• Provide contractors for roof, HVAC, neon, kitchen hood and
cleaning
• Set-up paint booth and cabinet shop in parking lot
• Remove all contents inside restaurant including but not limited
to chairs,
tables, bar supplies (liquor ) and kitchen equipment for decontamination
• Remove all roof top HVAC units from roof top for decontamination and
insulation replacement
• Remove and replace all flex ductwork inside conditioned space
• Sanitize all stove pipe ductwork and supply diffusers
• Remove all ceiling tiles throughout
• Remove server station and four other areas for remediation
• Set up for third party air sampling clearance
• Replace all materials to original or better (as per restaurant specification)
• Paint all dining areas (6,000 square feet)
All work was completed with only three days lost revenue giving
consideration to revenue stream, location of restaurant (Florida
Panhandle) and the fact that the time period was two weeks before
Mardi Gras.
