Case Study
Situation
The building was about to be shut down due to a JAYCO inspection
under AHCA guidelines identifying gross contamination behind the
wall covering. Multiple walls throughout the surgery center had mold
growth and moisture indicating a full blown contamination. Ceiling
lights showed condensation and pockets of moisture were developing
behind the wall covering.
Analysis
The building consisted of 10,000 square feet, of which three thousand
were affected. Temperature in the surgery center was set at 68% creating
a temperature difference with the interstitial space above the suspended
ceiling and drywall ceiling above. As a result, this space was at
dew point creating excess condensation. The area affected was retrofitted
in design from its original intended use. We also found multiple
failures in the mechanical system. All of the failures were faults
caused from initial installation and or mechanical failures.
Solution
• Provide and consult with a certified HVAC contractor and
consulted with them to
identify all the problems with the mechanical system controlling
the
surgery center
• Provide and consult with an inspection/engineering company to review
building
plans and identify interstitial space problem and solution (space
between first
and second ceiling)
• Remove any mold ladened material or manage material in place
• Restore all materials to original design or better
• Project delivery- 96 hours down time; including remediation, sampling;
by third
party and restoration. The project was start on a Friday at the end
of
business and completed for Wednesday morning procedures
