
Commercial Buildings Mold Removal : Remediation
Situation
Confirmed mold growth in a call center with over 500 employees,
33 of those employees were out on workman’s compensation due
to related health issues. Two consultants had each performed an assessment
and a remediation company was in process of performing remediation.
We were called in due to concerns about the process that was being
performed; a Certified Industrial Hygienist from the Workers’ Compensation
Insurance Company was also on site at the time of final consultation.
After we performed our final consultation, we meet with the client
and were asked to attend a teleconference meeting with the Certified
Industrial Hygienist, the companies performing the work and several
other principles from the subject company. Based upon that meeting
our company was hired and the other companies were dismissed. After
we started the work three other consultant groups were brought in
to verify the cause and symptoms we defined in our consultation.
Analysis
The 50,000 square foot space was using a HVAC system with a northern
design. Package units on the rooftop had large heating units; not
connected; with A/C ability. Fresh air was being supplied to the
interior of the building with no dehumidification or filtration.
The HVAC intakes for the outside fresh air were positioned directly
over puddles of water on the roofing system. As the seasons and climate
changed the mold growth on the roof substance dried and became airborne.
The contaminated air assisted by the high relative humidity caused
a mold explosion within a portion of the building that was serviced
by these packaged units. This accompanied by the lack of containment
by the prior remediator spread the contamination to other areas of
the building.
Solution
• Provide HVAC system that would condition and filter the fresh
air
intake
• Create a containment that would isolate areas of contamination for removal
process (assuring no additional cross contamination)
• Process contents through clean room for decontamination
• Remove any mold ladened material or manage material in place
• Clean all affected HVAC units and ductwork
• Restore all materials as designed or better
